I was one of two trustees for a lovely, but dated, home located in the Moorings with 104’ feet of seawall. Our home was shown numerous times, but we kept hearing the complaint that ceilings were too low. It wasn’t until Erika took the time to measure and ascertain that our ceilings were 3 inches short of the standard 8 feet for homes built at that era, that we realized that we needed adjust our price to place more weight on the value of the property’s location and less towards the value of the house. Erika kept us abreast of homes that sold as well as how they compared in value with our home. We never felt pressure to lessen our price, instead we were given encouragement to maintain our price.
Since we lived out of state, Erika was the person who was entrusted with insuring that the house remain secure as well as maintained so that it showed well. Via recommendations and oversight from Erika, we solved problems caused by a hurricane and a storm surge. Erika was much more than a realtor, she was also a problem solver.
Once we sold our property, we had a tight window to clear the house of all furnishings. Unable to come to Florida, we were able to coordinate this monstrous job due to Erika’s freely giving her time and efforts to make sure that this task was completed so that the sale could be closed on the date needed.
We found Erika knowledgeable about market conditions in the Moorings, amenities available to residents, ethical, personable, professional, and a pleasure with whom to work. She will make sure your house not only sells, but also closes.
